Management Companies
Management companies have been set up by the developers and every "owner" is already a member of a block management company plus the estate management company.
We have residents as directors on Block I ( B C) and III (H J K) management companies and are looking for directors for Block II (E F G). We cannot become directors of the Estate Management Company till all units handed over and we are pursuing this formality.

Freehold PurchaseNothing is happening at the present time

Unpaid Service Charges
It has been brought to the attention of the FQRA that service charges for up to 80 residential units plus some commercial units are unpaid. In some cases this amounts to 3 years non-payment. This means that due to non-payers there are little or no funds in the estate accounts.
Although legal process has commenced against non-payers FQRA have asked the freeholder to also take issue with the managing agents for non-collection.

Containment of Future costsCosts of the managing agents to be reviewed. Agreed that a lot of the expenditure was one off costs, which are now reducing.

Security
Hugh Graham had produced a list of incidents since July 2004.
A number of the incidents occur in the car park and when the CTV is reviewed the offender is either missed or the quality is so poor that that tape is useless. The cost of two high quality-recording machines is £4,000 and it was unanimously agreed that he FQRA would fund these as part of the ongoing security improvement. |

BollardsA commercial unit has issued a challenge about the operation/installation of the bollards.
In accordance with the lease Ferry Lane has always been for delivery access only during 7 and 12 & no parking. The bollards have been installed in order to restrict access to the times stated in the Lease..
It was agreed that the installation enhanced the living on the estate and ensured the safety of the residents and public. FQRA to send letter to County Estate Management. |

Trespass in Communal GardenThis continues. As the garden contains fire escape and wheelchair access no measures can be taken to secure the area.

Basement ParkingA number of vehicles continue to park in no parking areas and other residents s car park places.
A self-financing opt in clamping scheme is being costed and a consultation/opt in ballot letter will be issued to all residents.

Brent Canal Noise from the pontoons was raised. It was established that these have been left in place as a temporary measure so that vessels cannot moor.

Taxi Access
FQRA to look into obtaining passkey for access through gate adjacent to F Block.
Travellers returning late at night can then have access into the underground car park.
It was recommended that a stronger closer be installed on this gate as the current device did no always work
