Minutes of the June MeetingTaken as read – no objections and no matters arising

Noise – as affecting apartmentsSue Wood has identified some apartments near her where the residents generate undue noise in breach of their lease. She has sent a note to Anna of County Estate Management for her to take action. Tracey said she has successfully brought in the Council Noise Control Officer to a nearby apartment. Action: SB: Request Anna to send all residents a reminder to obey the lease provisions and set down the steps to follow if troubled by a noisy neighbour. |

Unpaid Service ChargesCounty Estate Management have now collected 12 out of the 80 or so outstanding accounts. A second solicitor letter has been sent to the remaining, and their mortgagor.
Resident directors will have a second meeting with County Estate Management and their solicitor on August 2nd to review progress.

Demands for next financial yearThese have NOT yet been sent out by County Estate Management – were due on 24th June. Reason is, County are still determining the service charge allocation. County have been trying hard to get the info on how many parking spaces Hither Green hold and what % of service charge is attributable to the owners of the Peerless Pumps Building. They are clarifying the provision of some commercial and new leases with developer’s solicitor. The danger again, is shortage of funds to operate the Estate |

Planning Meeting with Hither GreenThis will be the first meeting between representatives of the residents and the site developers and will take place on 13th July. Agenda includes exchanging ideas on acceptable planning details for completing the remaining parts of the estate.

Security updateND: Funds now passed from the FQRA to County Estate Management and an order has been raised to purchase two 16 channel digital recording units. These will be supplied at a discount and installed by one of our residents – thanks to Rakesh! Following the commissioning, we will look at installing some extra cameras, particularly smaller ones, also tamper proof mountings. |

Parking updateND: Before proceeding with a survey of residents re the opt-in clamping scheme in the resident’s car park - waiting for the go ahead from County as we residents are not yet in control of the Estate Management Company (which controls the grounds and car parks).
Another case of flooding in Town Meadow car park, investigated by drain clearance firm but no results known yet. |

AOB1. Bollard keys. Check that all emergency services have access to the bollard keys.
2. Absence of street lighting in Goat Wharf Action - ND: write to Hounslow Council to request these be installed.
3. Fire extinguishers not available in the blocks Discussion about fire fighting provisions. Concern that emphasis is on residents safely leaving the buildings in case of a fire, not attempting to fight the fire. Action - SB: Check the requirements with Hugh, particularly about testing the alarms and smoke doors and flaps. |
