Minutes of the August Meeting

Taken as read – no objections and no matters arising

Noise from apartments affecting other apartments

Reminder letters to all residents have still not been sent SB to chase Hugh.

Lighting

Lack of Street lighting in Goat Wharf. ND: to write to Hounslow Council to request these to be provided.

AGM for Ferry Quays Management Companies and Residents Association

 

Set for Wednesday 26th October at 7 pm.  Sproull and Co will advise on running of the AGM and voting in of Directors.  County Estate Management (CEM) will write and notify residents and FQRA would also do an “invitation” flyer

Service Charges

 

£500 on account demands have been issued and funds were coming in – not all meeting attendees/residents had received the demand and this is being raised with CEM

 

Lawyers are checking commercial leases with a view to taking action against non-payers. 

 

The accounts have been issued and some blocks are heavily in arrears.  The accounts have not been signed off as a number of questions have been asked and as yet have not been answered.  The format of the accounts is also not user friendly for residents

 

FQRA had expressed dissatisfaction with CEM’s management of the estate. A weekly meeting is now taking place with resident directors and CEM reviewing the financial position.

Seepage in the car parks

HSBC report was raised in February, which stated that all is not in order.  Rialto have commissioned an independent report which apparently states that the seepage is acceptable.  Structurally the seepage does not cause a problem.  However there is a nuisance value for those unlucky enough to have been allocated spaces below the seeping areas.  The gutters are helping the problem but the cleaning costs for these and the drains has doubled - little can be done until the Rialto report is made available

Security update

Funds allocated by FQRA still stuck in CEM Accounts Department. Until released the update cannot take place. Update, now released and Hi resolution recording equipment ready to be installed

Bollards

The locksmiths confirm that they can supply and fit FB locks to the bollards in Town Meadow when their outstanding accounts have been cleared.

Planning Pump Alley:

Plans viewed – generally felt that the application submitted was sympathetic.  Parking spaces and planting of trees to be raised.  Mailshot to H and K blocks and letter placed in Hugh’s office

Replacement still required – if replacement Director could be found it was asked if Sylvia would remain as Chair

 

Ferry Point

The position regarding illegally moored boats raised with the freeeholder – Hither Green (whose shares have been purchased by Directors of the Monument Group)

It was remarked that the Area had been tidied up and fence installed

 

Ferry Square

Ferry Square residents association and FQRA are to liase over common issues.

 

 Ian Perry has tendered his resignation from FQRA – Meeting extended its sincere thanks for four years hard work setting up the FQRA.

 

Illegal Parking outside Commercial Units

Whilst the bollards are lowered a large number of vehicles are parking illegally on the pavements, access to E block is being hampered and walking on the pavements is being restricted.  There is also an issue of maintenance and cleaning bills.  ND to raise with CEM installation of planters and/or keeping the bollards in the up position and only lowering for delivery access.

 

Lift Areas

Reinstatement of proper door handles to be raised, current system of metal peg makes access difficult as both hands are needed to open the door.  This is under review with CEM.

 

F Block Pedestrian gate

Key has been located and can be made available for residents at own cost so that they can have access when being dropped off by cabs.  Closer would need to be checked and strengthened as not currently working properly

 

Agreed that FQRA should for time being continue and actively seek more recruits.
