December 2006  - Edgerley, Simpson Howe= (ESH)= appointed as agent for the Estate Management Company (including car park)

The Directors of the= FQ Management (Estate) Company, who are also Directors of the freeholder compa= ny replace Crabtree Property Ltd as the managing agent. They have chosen to do this to= facilitate their management duties even though having two agents will complicate the l= ives of lessees. Crabtree will continue as the managing agent for the three block management companies. <= /b>

 

Sept 2006  - Edgerley, Simpson Howe= (ESH)= collection of ground rent on behalf of the freeholder

ESH were appointed by the freeholder, Hither Green Developments Ltd  to collect ground rent on their be= half.

 

May 2006 - Bruton Kiff withdraws from the contr= act, Crabtree Property appointed

After only two month= s under formal contract with Bruton Kiff Ltd, we Directors were completely surprised and disappointed to be told by= Mr Wales that he was getting out of the management business! He was going to dissolve Bruton Kiff as quickly as he could, though of course assist with the handov= er. He introduced and recommended the firm he founded some years before, Crabtree Property Ltd. We met the= ir Directors and performed thorough due diligence on them, running them through the same RFQ review. They are a good size, very organised, with formal procedures, very good IT systems, a strong portfolio under management, good references, and lead the point scoring. In addition, Bernie’s right h= and man, Darren Stalick would transfer over and become our point of contact.

 

January 2006 - confirm Bruton Kiff as the manag= ement agent

Four management agen= ts were reviewed in detail by the Block management company Directors, using a list = of 30 points. Unanimous agreement to select Bruton Kiff, lead by Bernie Wales,= and offer them a full contract

 

December 2005 – emergency, interim transf= er of agent duties to Bruton Kiff Ltd

The management (by C= EM) of the Block companies completely seized up, and could not fund the buildings insurance, a necessary obligation. It was decided to immediately transfer t= he management agency duties immediately to Bruton Kiff, on an emergency, inter= im basis.

 

Nov. 2005 – review of management contract=

The resident Directo= rs of the block management companies gave notice to CEM that the management contr= act would terminate at end of the financial year, 31 March 2006. They created a Request for Quotation document and started a selection process for a replacement agent.

 

Aug. 2005  - Bruton Kiff Ltd – collection of ground rent on behalf of the freeholder=

BK were appointed by= the freeholder, Hither Green Developments Ltd to collect ground rent. Their fou= nder and MD Bernie Wales

 

Nov. 2004 County Estate Management Ltd (CEM)

The Hampton’s residential book was so= ld to CEM in Nov 2004.
