Why have service charg=
es
increased this year?
You will by now have received your service char=
ge demands
from the new managing agents Crabtree Property Management. The Ferry Quays
Management Company directors feel that some explanation needs to be given a=
s to
why there has been a need to increase the service charges
This year’s
budget erred on the high side, to avoid another "no funds" year. =
Any
money collected and not actually spent (and that means, correctly spent) wi=
ll
be refunded at the time of the audit. This is almost complete for last year,
after being delayed by lack of resource in then managing agent.
For those blocks =
that
include commercial units, the commercial contribution will be credited a=
fter
being received, rather than before as in previous years. The resident’=
;s
costs will be higher to begin with, but will come down after the commercial
units have paid their demands. This approach means the Block should not be
starved of funds during the year. We could not go on as before, and
should have been mentioned in the covering letter.
Two costs that ha=
ve
increased are the management fee, as we are now receiving professional
management, and the cost of providing the onsite management/concierge (Hugh=
and
Carlos) as they have become employees of the managing agent (much safer for=
FQ Companies)
and the costs must now include VAT.
We have also increased =
the
amount set aside for security as we will be installing CCTV in the lobby ar=
eas
over the next year(s).
Re The car park charge
– some of the car park costs have been included in the Estate budget =
and
will be pulled out, so they should not increase much over last year.
